Moving to Brevard County: four decisions that matter

Brevard stretches from the Space Center corridor in the north to Melbourne, Viera and the Palm Bay area in the south. Mainland and beachside addresses can provide very different commutes and homeownership responsibilities.

Decision 01

Compare the county in regions

Start with north, central, south and barrier-island Brevard. Your regular destinations—work, healthcare, recreation and family—will often determine the practical shortlist.

Which three trips happen most often each week?
Would a bridge crossing be part of your daily commute?
Decision 02

Treat ownership cost as more than a mortgage

Current tax bills may not reflect the tax burden after a purchase. Request address-specific property tax estimates, homeowner and flood insurance quotes, and all applicable association and district fees.

How will the assessed value or exemptions change when ownership changes?
What property expenses are not included in the proposed monthly payment?
Decision 03

Compare homes using actual records

A home near the water and a mainland home can have different wind, flood, drainage and maintenance considerations. Review the building and parcel, not just the city or ZIP code.

What does the roof and permit history show?
Which maps, records and inspections apply to this particular parcel?
Decision 04

Experience a normal day in each area

Do the morning drive, a grocery run and an evening trip in each candidate location. Compare the street, not simply the broad area name used in property advertising.

Where are the services you expect to use regularly?
Have you driven the route at the time you will usually travel?
